Upcoming land purchase - questions about the development plan

That is the complete plan. There is also a list with the individual parcel numbers... (which I have not uploaded)
With the first upload (zoom view), I took the neighboring property because the dimensions are easier to see here.
In the second upload (i.e. the entire development plan), I then outlined the plot in red that can be purchased.
I only outlined the plot in red and marked with a dot where the semi-detached house will/should stand. (within the correct plot)


Well, you did not explicitly state any measurements, but you did recommend using as much of the entire building depth as possible.
If I now want to stick to a width of 7m and increase the length from 10m to 13/14m, it will already become enormously large, which of course would also have to be reassessed financially.

Somehow I’m not really happy with the plot because I find the width of about 11m a bit too narrow.
About 13/14m x 25m would be optimal for us (we originally wanted a double garage)... but life is not a wish concert.
On the other hand, it is almost impossible to get plots here with us. (Eichstätt district, 8km from Ingolstadt)
So, through the municipality we have no chance at all because unfortunately our income level does not allow us to apply (because it is too high),
and with a lot of luck & sympathy I was able to "convince" the current landowner that we would get a building plot.

My considerations are as follows: You will approach the front building boundary anyway, because a street-side front garden will be little attractive and the space for the garage will dictate that anyway; the north garden can also be nice, but I find more width of the west garden better. Therefore, not too narrow, but tendentially better to leave building boundary free on the west than on the north. I have not read about a flat roof exclusion and/or a twin look requirement, so I see your semi-detached house can easily become a "Bauhaus city villa" with a flat roof. With a neighboring semi-detached house with a pitched roof and only 10m building depth, that can look quite nice if done by a common planner. What you build less of "gable-side" wall height with the flat roof gives you more morning sun in the garden. Not concrete in floor plan and dimensions, but globally conceptually you can look here at that a successful "non-identical twin" semi-detached house can be created:
