Hello everyone,
first of all, I would like to sincerely thank you again for all your feedback! Unfortunately, we had to put the topic aside last year at short notice due to private reasons, but now we are picking it up again and have already held some talks with developers and received offers.
We have now also reserved a plot and some ideas have already been implemented in offers, but others have not.
First, I would like to tell you about our current doubts where we are not quite sure how it could be if it came to building the house...
The plot:
The current problem for us is the plot width of 19.8 m. We know that there are certainly smaller/narrower plots, but we would like to have the roof side facing the street and place the double carport next to the house (reason: a large front garden is not important to us, combined with the north orientation it makes even less sense, you don’t get anything from it, less garden, plus higher maintenance effort), also I personally don’t find it nice if the garage or the double carport covers half of the house (somewhat exaggerated). In my opinion, the charm of the house is lost because of this.
The house:
The problem that arises from this is, of course, that the house has to get smaller and smaller (if the double carport is planned next to it).
Originally, the following was important to us:
Ground floor
- Captain’s gable (front and back) // covered entrance area
- bright and friendly entrance/hallway with a view of the garden (looked through once)
- straight stairs to the upper floor, if curved then only once (would not be possible now)
- small guest WC
- space for a "normal" coat rack for guests
- separate room for walk-in wardrobe (would not be possible now due to no space)
- large utility room
- access from hallway to the kitchen (would not be possible now)
- large, open, bright and light-flooded living/dining/kitchen area with unobstructed access to the outside
Upper floor
- bright and friendly hallway, not too cramped
- bedroom (only for one bed, as there is a strong house dust mite allergy)
- separate, spacious dressing room (only partially possible)
- bathroom with walk-in shower, a long washbasin, freestanding bathtub, possibly laundry chute, possibly installation of a sauna as a DIY project > if space for sauna then bathroom with balcony
- two equally sized children's rooms, which are not small but also not huge (would not be possible now or only partially)
- possibility for an additional staircase to the attic or: space in the hallway for a small office corner
Now there is the possibility to place the double garage/double carport in front (Option 1) so that the house has about 150 sqm living area or next to it (Option 2) with about 140 sqm living area.
What do you think? Which do you find better?
How do you find the floor plan? Here also the developer's suggestion to leave out the balcony and install a dormer instead. But I find the covered balcony AMAZING and practical for drying laundry during the day, to sit outside briefly in the evening, also to step outside in the morning while still in your pajamas without having to go all the way into the garden and be watched by neighbors, I find the view from the garden great, the luxury you indulge in with this, you see… I’m in love!
The topic of building a house is really very difficult and by now we are making more and more compromises.
At first, we wanted to build a house in a place where everything is on site (kindergartens, shopping facilities, schools, doctors, etc.). But the building plots there are almost twice as expensive as where we are now planning to build. It is a village only 2 km away from the other place, which does not really justify the much higher price there. The plot in the village with the great southwest orientation was unfortunately sold two days before we wanted to reserve it, so this plot remained. Now the house might not fit on it and my partner is already leaning towards building a completely different house, which has no additional gables and the normal gable side facing the street, meaning the roof is oriented towards the neighbors. So the house can be bigger again. But personally, I still cannot come to terms with this at all as I have always dreamed of such a house with Frisian or captain’s gables. That would now be something completely different...
How do you see it? Is it common to make such big compromises just to somehow fulfill the dream of the house and get the house on the plot? By the way, gables are allowed to be built there, we have already incorporated that into the planning.
