I also fear that we will have to reckon with an interest surcharge. On the other hand, there are also condominiums in multi-family houses, which often have even more shared ownership (e.g. common stairwell). I think most banks do not see a higher risk there either.

But that is a "normal" condo. You specifically want to create the character of a single-family house (semi-detached house). That is a completely different product. For you, for example, the garden is only an assigned special right of use. It does not belong to you.

The plot is to be divided ideologically, the boundary is determined by the dividing wall of the semi-detached houses. This then also leads to relatively equal plot sizes per residential unit.

And what if one of the parties doesn’t have money for it at that time? Or if you can’t agree on replacing the heat pump (one wants to replace it before it breaks, the other wants to wait till the bitter end)? That’s a lot of potential for conflict. I wouldn’t want that. Owners can also change over time and then your friends won’t be living next door anymore. What will you do then? I wouldn’t want that.

There is no such thing as a notional division as such. There will still be one property listed in the land register and you have to define an allocation and the corresponding use (special right of use) in the declaration of division. Condominium No. 1 with 50/100 MEA in district X, parcel Y of 1,000 sqm as well as special right of use for garden area A according to the declaration of division... This is approximately how it will look and be recorded in the land register.
