We do not expect much more from this structure. Unfortunately, the development plan for our plot does not allow a semi-detached house, but only a single-family house with a maximum of 2 residential units. Plots are currently very scarce in our area. This plot belongs to a new development area where the city had already taken several measures before the sale. The soil survey was carried out, a cistern was installed, the sewer connection was extended one meter onto the plot, and a geogrid-reinforced bedding cushion was created.

There can be all the peace, joy, and harmony in the world. Couples can separate, money can run out, and so on. Then dividing things can cause a lot of trouble. New owners may come who are not as close to you, and the drama begins. But even with the couple of friends, things can quickly get ugly when it comes to money. Shared property like the heat pump can break down, and accusations fly back and forth, and so on and so forth. I would look at how much you save with your model and whether the potential trouble is worth it.

Sure, I fully agree with you, everything can always go downhill.
That’s why we also want to include everything in the declaration of division.
I think there is always a certain risk when buying/building a house, whether you build alone or as a couple.

The classic single-family house or even a semi-detached house would of course have been the more elegant solution, but the former would not be feasible with a sound financing and the semi-detached house is not allowed by the development plan.

And what speaks against having a utility room in each residential unit and everyone having their own heat pump?

I have considered this as well, apart from the additional costs (even if there are then 2 smaller heat pumps instead of one large one), of course a sufficiently large utility room would have to be planned in each half, which of course again reduces the living space.
On the other hand, I also think that if the heat pump breaks down, I have to repair it, regardless of whether it belongs to me alone or to us jointly. In the second case, at least we can share the costs.
