That's right, I expressed myself poorly. With the current planning (executing the maximum house width), it is difficult to realize a double garage next to the house. I have also considered moving the garage to the back, but this would block the "garden". The slope is to be leveled towards the south and to the eastern neighbor (filling up and supporting with L-walls). Thank you very much for the hint. I hadn’t noticed that yet. No, not build smaller. That will be a topic in further planning with the architect. In the end, it may well be that I have to adjust my price expectations.

Yes, I have thought a lot about that too. I myself also grew up in a multi-generational house. When I was a child, the grandparents lived upstairs until the very end. Currently, I am living upstairs with my small family. I simply find the flexibility of such a house great. In the house connection room, it is planned to install the central heating system as well as all house feed-ins. Upstairs, I would also provide the identical room for a separate washing machine, dryer, etc.

I know the situation all too well . As I said, we are currently planning a multi-generation house as well and will submit the building application this month. My grandparents also lived on the first floor until the very end. For my parents, an elevator was mandatory with the current planning! That's why the note. I'm curious to see how your project develops!

Grandparents upstairs are unhappy. I find the extension options currently being discussed here better.

Deal with stairlifts and barrier-free or senior-friendly design. Then the upper floor should be fine for quite a long time.

What doesn’t fit is the space allocation. As a family of four, you have as much space as two people, with higher space requirements.

I would consider a basement. I see some advantages for you and, compared to the costs of earthworks, it is affordable.

With the slope, both the ground floor and the upper floor could have direct ground-level access from the house. People say simply to pile up soil when they do not recognize the potential of a slope at all.

Slope and two-family house sounds great. The plot apparently fits the wishes better than one has realized. The 400K is only just enough for a single-family house. That's why it's not worth talking further about the castle if the financing would become completely unrealistic. The 600K from the architect is more realistic, but I would say the earthworks are not included yet. On the slope, that will be quite a chunk.

Therefore, no, your floor plan works much better for your family. But the whole house is only possible if you simply double the budget.
