Did you really not have that yet? - especially with the wall between "Room 1" and "Room 2" I had reflexively feared that and therefore asked how this wall layout came about. Would you like to explain the design steps that led to the floor plan shown as a result?

My steps for the planning:
Plot orientation When the sun shines where.
What neighboring buildings can I expect.
What floor area do I need for an apartment on one level.
I started with the open living-dining area in the south. At first, I still had the entrance from the north. Due to the corridor length, I discarded the idea.
I planned the corridor to be large so that it does not feel cramped and also to have space for cabinets if needed.
Rooms 1 and 2 were shaped so that all rooms have a size sufficient for me. Classically, a smaller bathroom would be designed between the rooms.
The bathroom is now in its place because there is the possibility of having a direct exit to the garden.

Then I subtracted 6m to the north for parking spaces. To the east, the necessary boundary distance. To the west, the distance so that a garage still fits. This is how this shape came about. Drawing the ridge direction along the short side does not seem visually optimal to me.

Best take paper for planning. And if you don’t crumple up or start over or erase every 10 minutes, then something is wrong. Then you are not planning, you are just drawing

however: for a sketch for yourself that’s fine. Here the size doesn’t fit: you’re using more sqm on one level than necessary for a single-family house.

And draw so that you always have your plot with the widths on it.
It’s not wrong to have the parking options (2 apartments, 4 in total) near the entrance.
Children would also appreciate a better location than the north on the street. Don’t take the whole "Schoko" side for the living area, but weigh and distribute.

It's best to make two plans at the beginning: an ignorant plan (with your needs, as if the building envelope had no limits) and a realistic plan (fully utilizing the actual building envelope, divided as in the ignorant plan, this time without regard to the resulting room sizes). Step 3 (bringing these two together) can take a week or longer and fill several wastebaskets. Only after that, you place the garage in what (perhaps) remains by then. And only if it’s Christmas, it’ll even get its stupid side door for dessert. The keen observer will quickly realize that the exact opposite order guarantees failure.
