I would consider a basement. With building services, laundry, storage, office, playroom for rainy days Possible smaller floor area Straight staircase with power for stairlift. Both apartments senior-friendly up to rollator. This way they can possibly be swapped later. Adjust budget

I read through your entire topic last night, great project! I like it, especially the exterior view, and there really are still multi-generational families today who all manage together under one roof. It also has many advantages, especially with children. From my point of view, everyone benefits from it. What does your heating concept look like? I did not recognize the potential because I did not want to be the lowest point in the building area, since three years ago the seepage water in the town could not drain in time and thus the basements in half the area flooded. Additionally, I did not consider a 150cm height difference diagonally enough of a slope. That is a great idea, I will discuss it with the architect on Monday. The lower apartment will definitely be planned "senior-friendly", in case one has to move within the house. A nearly identical layout is well suited for that.

I would do the same upstairs. Also pay attention to a spacious master bedroom for seniors. So that a 2x2 meter bed fits in and there is still room for a walker, etc. (2x2 m so that one side can accommodate a hospital bed). Seniors (young people are rarely affected) find it difficult to move again, even if it is only within the house. I don't know why. It was important to my father that as little as possible changed, and the father of a friend refuses to move out even though it really makes sense.

Much of it is comfort and not necessarily associated with additional costs, e.g. wide doors, high sockets. Some things must be considered in the floor plan — if necessary, it requires a bit more Tetris from you. Google "Nullbariere." There you will find turning circles, clearance areas, arrangements, etc. We have also taken this into account. So far, no expert has commented on it. So no hospital or nursing home look. Make sure that in any extensions to the WC, reinforcements are installed so that grab bars can be attached. In our case, a wooden beam was simply installed. Floor-level shower — this is almost state of the art.

Important: no matter what you build, always draw existing or desired furniture to scale repeatedly. Consider traffic routes, open cupboard doors, occupied chairs.

Utility room - accessible from the staircase - above the HAR is a great idea. I do not consider a single-flight straight staircase necessary because of a stairlift and it would also mean rotating it into the ridge axis here. I warn against the delusion that an elevator or other lift already guarantees the stay of the infirm until the bier - there remains a residual risk of moving. Unless accelerated by dementia, stroke, or the like, young retirees today will only experience the time to move into a home when care living forms have changed positively again compared to today. Moreover: even two-family houses can be built again later - even with retirees in the family, no one necessarily has to build "for eternity" right away. A grandpa today statistically has a higher risk that grandma runs away with the Bofrost man than that adversities in the further course of life must necessarily be health problems.

I completely agree with you, what was the saying: First, things turn out differently and second, than you think.
Therefore it is clear to us: we as a family will live downstairs.
- Both apartments will be planned with 1 meter and I will definitely continue to pursue the idea of googling for barrier-free.
- I will also take up the suggestion to furnish the floor plan these days. I can imagine that one or the other wall will be slightly changed again. Especially with regard to the pantry.
Currently, I am mainly focusing on the ground floor, as much is to be carried over to the upper floor.
- Additionally, I will adjust my financial framework.

But I am consciously not planning any unusual shapes, projections, bay windows, balconies, roof types in order to reduce costs.
Additionally, a lot of personal work will be contributed. But I want to leave the topic of financing aside here for the time being during the floor plan planning.
