Tips for a single-family house built in 1976

Thank you very much first of all. Overall, I can still invest about €50,000 in the house. About 10,000 of that is reserved for the kitchen and 2 bathrooms need to be renovated. Well, that will probably be tight when you also consider the plumbing, sloping ceilings, windows, electrical work, and the core insulation, which is also questionable.

I join the question about what they are made of. How do you assess the condition, and does "largely intact" mean the condition is only "good" or "very good, but not for all"?

I agree fully with the posts I liked - #2 completely - (so with the assessments therein - I have not worked in construction as a student, but as a civil servant).

Roof slopes can be done well by yourself. That doesn’t cost much (in relation). Are both bathrooms large? You can save a lot of money on equipment here. And the gutting can also be done well by yourself. It’s exhausting, but saves money. When all tiles come off and they were laid in a mortar bed, the wall afterward is a crater landscape and needs to be smoothed or plastered. Possibly work with drywall panels there. You can’t do everything at the same time with this budget. Are you financing sensibly so that you still have a reasonable savings rate to do something in 2-3 years? If not – hands off. If yes, we’ll make a list. An expert is important for inexperienced people. Which region are you from?

This is a wooden window frame. We have not been able to inspect all of them yet. The inspected ones were still intact including the seal. Currently, a reserve of 83€/month is planned, although I am assuming a "quiet" period for the first 10 years.

Wood is a broad term, the types of wood have different durability (the ones that are worse in this regard no longer look good even to laymen today).

Which seal do you mean: between the panes, or where the panes are inserted, or the stop or central seals of the frames?

I hear from your words that you do not have the Hornbach Goldcard Premium customer. Otherwise, you would know whether they are mahogany or softwood or beech wood windows. You can see that. You want to spend 50. Ok. Reduce the kitchen to five. That must and will be enough with discipline. Be careful with the bathroom. Ikea has decent bathroom furniture and kitchens and also delivers and assembles for a fair price. The savings must go into the pipes. Look at the windows with a carpenter or joiner. And get used to the idea of running around in overalls more often in the future and getting dirty, possibly for entire vacations. That saves the most. Karsten
