Yes, and that is why I may have to be honest with myself that the topic of a house might not be for me after all. By the way, the house is available for 215,000 including [Grunderwerbsteuer], [Notar], and [Makler].

So you can do all incl. 265 thousand at the moment. This means a new building is no longer feasible in the size you are aiming for. At least not outside of East Western Pomerania. Look for something with a leasehold where there are still 50 years left. Karsten

Karsten, that's how it is. My parents renewed the glass in their mahogany panorama sliding doors (built in 1978), but only with double glazing. Better values, affordable and good is fine. But only because the 15 sqm by the sofa was a bit drafty. They left the rest of the windows as they were.

Unfortunately, it is also true that even a new building on vacation cries out for the garden to be kept in tiptop shape from time to time. Not to mention the savings in the first years through your own work: first year terrace construction, carport and storage room, second year better structure of the beds and a few more lovingly planted areas than shortly after moving in. Third year the second terrace at the end of the property, compost system, vegetable bed. Fourth year then the small children's houses and play equipment are due. Every autumn tree and hedge trimming, every spring major fertilization and cleaning of everything. If you don’t see yourself in that, then better look for a condominium... :)

All right. Thanks again for your assessments. I think I will rather reconsider the budget and vacation planning.

Go through it with an expert. Maybe he will also say great substance etc. But an old building carries risks. You really have to like it, especially with a low budget.

Well, I wouldn't call a building from 1976 an "old building." The Schmidt era was long after the Second World War. And when I look at what is very current - because politically desired, not meant to be considered waste - being built, I would say: asbestos, formaldehyde & co have found "worthy successors." There are no completely unproblematic years of construction.
