Tip: House Orientation/Land Layout

The access to the property is often regulated. Apparently so here as well. Nevertheless, there are often two options for, for example, corner plots. I can imagine that there are two options here: once the garage where it is drawn and below in the south to the other property. However, the proposed development seems sensible to me ... Have I probably already written that?!

Thank you first of all for the quick feedback and suggestions. I have attached an excerpt from the development plan again; here, variant 1 is shown as an example. For me, the blue lines represent the building envelope.

@ Construction expert: Accordingly, I could implement the 4 described variants as well, right, or have I overlooked something here?

At the moment, we are also favoring V3 because this way we could arrange the living rooms on the long side facing south. The kitchen would then be oriented northeast and away from the street/the entrance.

With the arrangement as in the exposé, if we use the long side for the living/dining area, we would have to orient it northeast. At the moment, we are not quite happy with that.

Attached is the floor plan as we had originally planned it. For version 3, you could rotate it 90° and then it might fit (the entrance and stairs would certainly still need to be adjusted). Do you have any suggestions/notes? With the house layout as in the exposé, I still lack a bit of imagination regarding the room arrangement....

That is incorrect. The blue lines mark the boundary of the entire area to be developed; the dashed lines indicate the boundaries of the individual plots.


Based on this land use plan, you can build your variant "1" – the building envelope is the box below the "12"; on your plot, the area for the garage/carport is also marked.

Hmm... I can't quite imagine it that way.
The "thin dashed" line represents the property boundary --> yes
The "thick, blue" line, according to the legend, stands for the building boundary.

The box under the "12" represents to me only a possible house variant including carport.
But if that were the building window, then the drawing with the layout as shown in the exposé would not be feasible at all, and generally the building window would be extremely restricted.

I certainly don't know too much about this, but what is the difference between "limitation of the entire area to be built on" and a "building window"?

Sorry... if I am absolutely overlooking something here....

Hello,


Based on the attached legend - unfortunately only in black and white - the solid black line marks the building envelope (building boundary § 23 Land Use Ordinance). Your current excerpt of the symbols does not provide an explanation for the dot/dash/dot and blue overpainted line.

But, as mentioned - I also can’t walk on water. Just ask the seller


"Boundary of the entire area to be built on" marks the entire area to be built. So not just your property, but all properties in the area plan.

"Building envelope" – is the area of your property that you are allowed to build on at all.
