Thoughts on property purchase - your opinion

I read for hours again yesterday and eventually came across an article that confused me.
Regarding the connection of a property:
Development costs = the way to the property boundary
House connection costs = the way from the property boundary to the connections in the house

Now I seriously read that the development costs depend on how far away your neighbor is, since it is simply extended from theirs to your property boundary.
That’s total nonsense, right? Some even confirmed it because a few doubted it as well. I couldn’t save or find the page/forum post anymore; I got there after over 1000 clicks.

It counts from where the utilities lie, right? If they lie, for example, 1 km away, you’re out of luck and have to pay for every meter of 1000 m. If they are only 2 m away from your property, you save a lot accordingly.

Man, the more you read and want to inform yourself, the more confused you sometimes get.
If I think about it again... no, nonsense, that doesn’t make sense...

You now have to find some experts for the soil survey anyway. Call them to ask how the vegetation is handled. As far as I know, small shrubs are not relevant.

That's why I always emphasize that nothing beats personal advice. On the internet, almost everyone usually thinks they know a little better than the other. Only with the difference that they don't have to be liable for their nonsense. On the preliminary site plan or also on the sewer elevation plan, it is precisely indicated where the utilities lie. You have to connect to them – with very few exceptions. If it’s 5.00 m, you’re lucky; if it’s more, a slimmer piggy bank ;) Rhenish greetings

Yes, you're right, but if you get to such a nice lady like me today, you’d rather read on the internet - quote: "You have to find that out yourself." :) Can you also see something like that directly on site, where the utilities are located? On many properties, there is sometimes a blue sign for water in front of the fence. Is that then only for the respective property where the blue sign is placed, or is it also the connection point for the neighbors for the utilities?

Dirk also rightly wrote that you should GO to the public consultation hour; I haven't read anything about calling. Who knows how many times the clerk has already been snapped at today by people who think they know better or types like Sir Sydom, who immediately has the lawyer in his bag? You wrote that there are already new buildings in the neighborhood. I would give them a call because they were also affected.
