Just a stupid question: Is a soil report and a geotechnical report the same? I'm not quite sure because the soil report also evaluates the soil itself for contaminants, groundwater, etc. And the geotechnical report only checks how the subsoil is, right? Like whether additional ground improvement is necessary, whether a frost protection layer is needed, etc. Thanks for your help :)

Thank you Bauexperte and Dirk for your previous contributions. You are of course right that it is only a statement from the neighbor. Since the owner now wants to be accommodating to us, it is no longer so dramatic for us. But we will still keep a critical eye on the neighbors :D But maybe everything is only half as bad :)

Yes.


That's called a "chemical soil report" and deals with the soil conditions so that the landfill—if earth needs to be transported away—gives you the correct price :D

Oh really? I had received an offer that stated the soil would also be tested for possible contaminants. There is a point listed there: "Organoleptische Einschätzung der Böden hinsichtlich möglicher Kontaminationen durch Schadstoffe." Hmm, I need to ask about that more closely.

Ok, I asked around and he only assesses the soil regarding contamination by visual and olfactory inspection. What do you think about a chemical soil report? Have you done it or just a regular soil report?

The neighbor tore down his massive shed last year and simply dumped the concrete blocks and all the construction debris on the neighboring property. So now basically on ours. Now we are a bit worried whether such antisocial behavior might also lead to him dumping some substances (gasoline, oil, etc.) over the fence to get rid of them.

The danger naturally exists that unpleasant substances may also have come onto your property. Whether that is the case, no one here can tell you.
