"Historical data" If you at least reveal the district, maybe more ideas can come up about where there might be a catch. By the way, if the street is supposed to be built there in 2018, plan for that right away, I currently know of a case where the residents have to pay 25 euros / sqm, you should basically add that to the price per sqm of the property.

Have the property possibly divided. Minimal depth at the front for the house, the rest as garden land. Obtain costs for the division, explain the problem to the surveyor, calculate costs/savings.
Also helpful is a look at the standard land value map, because it shows the depth of the building land. Municipalities naturally try to apply the maximum property depth (goes up to 50m from the street, depending on the statute/federal state), but there are also criteria against this if the hinterland is not fully usable as building land.
