Wall height is "each time referring to the established height reference point of the middle roadway surface edge of the immediately adjacent public or private traffic area." Since we have relatively flat land here, I would interpret it that way. Additionally, the upper edge of the ground floor floors must be between 0.1 and 0.5m above the middle roadway surface edge. So yes, we then of course have to make sure that we set the upper edge of the ground floor as low as possible to get the maximum out of it.

Those will be the red dots on the red dashed line in the center of the street on the development plan. There you will have to take the one closest to your property. So you will lose this difference anyway, and should therefore aim to choose the top edge of the finished ground floor flooring only 10 cm above the reference point.

In the meantime, we are at the sequence 18, 26, 28. 30 will probably be added to the lottery list. 32 is too close to the multi-family houses for me.

What I wonder about is that on the single-story plots next to the two-story ones, you are allowed to build with a wall height of 4m and a ridge height of 9.50m, and the roof may have a pitch between 20-45 degrees as everywhere else. What kind of houses are these? Setback floor with roof? Aesthetically, that wouldn’t be my preference at first, but you have to roughly consider how the neighbors might build. I have repeatedly heard complaints in my circle of friends/relatives that neighbors allegedly built too tall and too close. In one case, the house was directly sold again because the neighbors built an equally large city villa right next door :eek:

And a question about plots 18/28. These are each accessed from the southeast corner. How would one best place the house here? I’ve attached a rough plan of 18, 28 is similar. The house should easily meet our requirements with max 9x13 and a KS 1m. Thanks to for the tip to check Viebrockhaus, as the Edition 450 or Edition 400 actually offer enough space. However, we plan to work with a regional timber builder. But as a rough guideline, it should fit.

Normal one-and-a-half-story houses with about 1m knee wall. Wall height is basically a "gender-neutral" term for the eave height of pitched and flat roof houses.

As you wish. Actually quite "normal" ... You're welcome. Regarding design 18: I would have placed the carport, for example, on the north side.

If you assume a classic gable roof house with a width between 8-10 m, the roof must start at 4m height and can be a maximum of 45 degrees steep, then I don’t come to a total height of 9.50m, right? Or do I have a flaw in my thinking. If someone now wants to exploit this height limit but must also meet the other conditions, it would only be possible with a staggered floor, wouldn’t it?
