Then would 32 be a cost-optimized compromise? Is a rain retention basin bad??? And check whether the road is actually that noisy… it seems to be a local road, so a 50 km/h zone.

Click through the exterior dimensions of the Viebrockhaus houses... they often have about 1 meter of knee wall. There you can see the room layouts clearly. What is very characteristic for single-story houses with a basement is that there is less living space upstairs, but a lot of utility rooms in the basement.

If for you the 18 is definitely number 1, then maybe the 5 is too? At least there you already know what kind of surroundings you have, and in a few years nothing more can be built there, which unfortunately might still happen with the field behind 18. I wouldn't take the 19, didn't you want more peace because of the dog? People walk by there all the time. I would find the 22 quite good, there are lower houses on three sides than you. Why does the plot actually have to be as large as possible? Do you have something special planned?

The dog still has exercise space there, and as long as the area counts towards the floor area ratio, it is not entirely lost. That would be 108 sqm of built-up area, which would translate to approximately 130 or 170 sqm of living space (one-and-a-half-storey / two-storey). 4:3 is good, 5:4 still acceptable; in the square floor plan, you would need to add a surcharge for the areas that always remain as cut-offs / lost space somewhere.

In fact, it is usually (except for the second block at the front) just one other. Hopefully, that will work out. I’m just assuming good neighbors.

It’s difficult. 32 borders directly on a large multi-family house. At that height, you are actually still allowed to drive 70, since it is still outside the town. The town begins only about at the height of the first bend to the east. And regarding the bends, they are under nature protection in Schleswig-Holstein, together with the protected strip. We would then not be allowed to fence this in, so unfortunately there is no additional exercise area for the dog. For that, of course, a somewhat more spacious enclosure and you no longer have to plant hedges or similar there.

5 is number 2 with our acquaintances, so we would have also ruled it out. But there you lose almost 300m2 to the bend.



In the past, people dreamed of a large plot with lots of space; today it is more of a mix between dream and reality, and the attempt to get the maximum out of it. We want to make a part of it into a utility garden and generally increase our space (currently 240m2 in the Hamburg commuter belt).

Am I correct in assuming that with a wall height of 4m, a knee wall of about 1m should generally be possible?

If, in addition to the correct assumption of about three meters of floor height, you may assume that the ground floor level is identical to the reference height or may be taken as such, then yes. In this specific case, I have not checked your development plan. Unfortunately, every development plan regulates this a bit differently, and some phrase it with a "transparency" that would confuse even the most clear-headed reader.
