As far as I know, the minimum post threshold also applies to receiving messages; even I, as a member with over 10,000 posts, cannot write to you.

That is of course a pity. Then the question is how many contributions I need?

Currently, to my knowledge, >150 :-(

Hello, after some time I wanted to get in touch again.

We have since received 3 offers from general contractors (GCs), which vary significantly in price for our house (living area 184m² (including half-counted 34m² terrace) with basement and integrated double garage): 600,000 €, 640,000 €, and 720,000 €, each including an estimate for excavation and disposal, but excluding other incidental construction costs.
Additionally, we have asked an architect. His cost estimate is based on 1490€/m² average price for the gross floor area of 379.7m² and 475€ x 1077 m³ gross volume, averaging about 540,000 €.
On top of that, there would be another 130,000€ incidental construction costs or, in the case of the architect, 180,000€ incidental construction costs due to his fee.

Now we are wondering with whom we should proceed.
The detailed planning with the architect is certainly better than that of the GC.
But how realistic is the architect’s cost estimate?

For the cheapest GC, we had the first offer updated because some things like gutters textually etc. were missing, which we took for granted. For that, he then smoothly added another 35,000 € on top, so we ended up at 600,000 €. Our concern is that this will continue like this during construction and he will add something everywhere if missing things are noticed again...

I don't know your draft. But architect-designed houses often get more expensive. The architect calculated with about 1300 euros/m2, which is very ambitious. Is that an older gentleman?

Rather a typo: cubic instead of square.
