We are not building directly in Karlsruhe but in the countryside between Karlsruhe and Pforzheim. The 475€/m³ was without ancillary building costs. Including them, we come to about €720,000 in the estimate.

Yes, okay. Without additional construction costs that sounds better. Yes, we are also building between KA and PF. But not by any chance in the new development area?
