Let's put it this way: Someone has to supervise the execution. This is done either by the site manager of the general contractor – then "your" construction supervisor would have to be paid extra – or by the architect commissioned with service phase 8 (in case of individual awarding). Of course, you can still hire an inspector separately. Depending on the general contractor, such a service is often offered directly and then carried out by DEKRA, TÜV, etc. Whether the inspector paid by the general contractor is always that objective is another matter.

I would never accept this "service." The general contractor will be a major client at TÜV, DEKRA, etc., so the objectivity is probably compromised. Especially since I believe the visits are insufficient in number. We wanted to proceed as follows: Architect 1-4 (5) Then a structural engineer as project manager for us and monitoring and coordination of the individual trades including final acceptance.

Exactly. The architect solves it with cleverness, the general contractor's construction manager "solves" it with drywall and lots of foam. The general contractor can hardly do otherwise than accept the construction manager who tendered to them as the detail planner. What he himself calls a construction manager, he will never omit just because there is already a real construction manager.

And the GUs here also build externally designed houses, I know cases where the GU even sat with the architect to ensure that he does not get lost in the art ...

Thank you very much for your answers, which have already helped us. We have now arranged 3 appointments with providers. Two of them are general contractors directly from the region. They are originally "shell builders" and have the corresponding tradespeople at hand to ensure a turnkey construction. So rather smaller companies. After your warnings regarding the general contractor site management, we have now requested a larger solid house builder for the first round. (Fermo Massivhaus). I have read a lot of good things about them in the forum, but the costs are supposed to be correspondingly higher. We are now curious how the appointments will go and how the offers from the 3 providers can be compared. If anyone here in the forum has experience with Fermo, I would appreciate a private message. Unfortunately, I have not yet gathered enough posts myself to directly contact those who have reported about Fermo.
