I can read and therefore read various threads, not just yours. When I reply, I usually just take another look at the plans and it is already helpful if at least everywhere it is recognizable where north is. Why it is too much to ask to rotate a picture before uploading it is not clear to me, however. If I want support, I try to make it as easy as possible for the people I ask. Also a kind of politeness...

I had misunderstood. The strip does not belong to the building plot at all but is your co-ownership share of the neighboring plot? Your municipality is taking the easy way out there. Instead of changing the development plan, they now want to grant an exemption? And the changed access is to be paid for by the residents? Under these conditions, a sensible use is of course excluded. Are you even allowed to enclose the strip? Well, as long as you don’t have to contribute to the maintenance costs, one can live with it. What does the city say about the planning law? According to the current legal situation, a gable roof would not be allowed. Has an exemption been promised? And the floor area ratio/building coverage ratio remain generously dimensioned anyway? Then the building plot would still have something positive to offer.

Have you ever thought about installing glass fall protection instead of bars? We did, since we also didn’t want bars.

Can someone please explain this? What is the purpose of all this and why not just make the street wider?

I am still speculating: The development plan provides for a mixed-use area here with flat or shed roofs. The plots were actually supposed to be built with mixed-use buildings, which were to be accessed via private traffic areas. However, because the demand for single-family houses was so great, the plots were tailored not to commercial and multi-storey residential buildings but to single-family homes, without changing the development plan. And now no one knows what to do with the original access areas. So the residents or the buyers wishing to build are forced to purchase shares of these areas. The purpose is to avoid changing the development plan – a lot of work, expensive and time-consuming. Because with privatization the municipality no longer has anything to do with the area.

Ah, I understand. If the areas were added to the building envelope of the TE, that would also entail a change in the plans, which one wants to avoid, correct?
