The house is supposed to be like the orientation of the property... So backwards out of the garage in front of the house and then back onto the street

That means: approx. 90 sqm on the ground floor (spacious, bedroom, shower bath and the usual...) means 180 sqm plus basement. Are you aware of that?

Yes, I would like to know what rooms you want to include on the upper floor besides the standard 2 children's rooms... room program... that comes first... What you imagine with your basement city villa, you don't actually want. Create a written room program for the basement, ground floor, and upper floor and develop your house accordingly. Regarding the costs: filling up also means retaining... allowed? Wanted? Maybe 2 floors are enough... you could get 180-200 sqm out of it.

Firstly: If I had to choose, I also find the architect’s design the best.

I believe the architect did not place the technology without ulterior motives, because in the end you will run out of money for the house.

You want 2 full floors, an (unfinished, possibly prepared) attic, a basement, all on about 100sqm footprint (160sqm + 80sqm basement), a (solid?) double garage, and your budget is 350,000 EUR? I’m not really convinced of that, especially if incidental building costs are also supposed to be included. (350 - 50 = 300 => 1250 Euro/sqm) ... nothing... and especially not in BW.

I want to predict and guess:

a) the basement will die.
b) The garage will be a precast concrete garage or a carport.

Keep in mind that a house without a basement especially needs storage space!!! Garage +1m and HTR not less than 10 or 12 sqm. Attic accessible with space-saving stairs (not folding stairs!) and within the insulated envelope!!!

If any money shows up somewhere... see attachment. (Note, staircase moved, so the upper floor plan dies! Anyway, everything only makes sense as a whole. A ground floor without an upper floor is not a ground floor.

@tox your "drawn" floor plan looks quite similar to ours, except that we turned the guest room into an additional cloakroom.

Regarding the budget, I also see the basement dropping.
