Don’t take the issue of registering a land charge lightly. It’s not just 4 weeks. Just because the transfer to the district office works digitally doesn’t mean they work faster. The usual time is 2-3+ months. For me, it took more than 3 months. Without the bank’s land charge registration, there is no disbursement of the loan.
Of course, you can do it via the pledge of the conveyance note, but a) you have to go back to the notary for the land charge registration (which of course costs), and b) the conveyance note also costs.
You see all this too positively. There were exactly 2 things I couldn’t influence during the construction. Exactly the situation with the land register entry for the bank and the neighboring construction site that delayed the start date.
So take off the rose-colored glasses and align yourself with the usual time (comment by Lumpi) or go via the conveyance note. You can also just wait and see, but if the general contractor starts and the loan isn’t ready for disbursement, it’s first a stop, then possibly over the winter?!
