Is it already surveyed? Without surveying, no parcel, therefore no land charge registration

Good question...I’m afraid not, because otherwise one could just go to the notary, but that’s not possible yet.....

Then he doesn’t have to wait for the creation/registration of the land charge at all.
So the only option left is the annotation of conveyance, otherwise there will be stomachaches!

Our notary appointment for the house financing was in May, with surveying, registration of the surveying and formation of the parcel and approval from the bank, 5 months have passed.

Everything has already been surveyed. The municipality insists on having 31 consecutive appointments with the notary for all the plots in the new development area – and since these are only available in a block in June/July, unfortunately, it is being postponed.

It is also possible to purchase a "still to be surveyed area of x sqm from plot xy" and encumber it with both easements and property charges. This is common - but it creates more work for the notaries, banks, and the seller.

The property sizes are definitely fixed. The clerk from the billing office will be back next week - then I will gather more information.

Thanks for the many tips here so far - we had not considered that before.
