Is there another Rostock or another Immoscout? What are you searching for? Hopefully you didn't enter ETW 130sqm by now? Of course, this is not the cheapest region in Germany, but Immoscout throws up tons of hits for me... Edit: Had the wrong radius set. But in the existing stock, there seem to be more houses than apartments.

Going back to the original question: I think the floor plan works as it is - for two people and also for three, but of course it is not spacious, which becomes increasingly noticeable the more people live there. Whether a partial basement makes sense to achieve "more space at reasonable costs" I leave undecided.

Maybe there is also the possibility to build in such a way that one can expand later? Either by already planning an extension (i.e., providing connections during construction, etc.) or by leaving the roof unfinished for the time being. The latter would have the advantage, in my opinion, that the house can be sold to a family without much trouble if it ever becomes necessary/wanted.

That's true again – there are hundreds or thousands of functional floor plans; but problems only arise when they are personalized according to needs and wishes, and that seems impossible to me given the situation. But of course, it works and you can live there without problems. I always find it exciting to encounter such different and also interesting life concepts.

I have thought about it for a long time too, but here in the region there are no plots of land that really fit the price. A planned development area was discarded again because the price was about €600/sqm (the builder just wanted real money), but the salary structure here is too low for that. Sometimes you find a building gap for €300-400 but then also with 7.14% broker fee, second row, etc. I actually come from Lübeck and there is simply more selection there and accordingly also cheaper building land, but it is what it is. As I said, I have not planned any golden tiles etc. as an option. I could also take a 1.5-story as an alternative, they are still a little cheaper but even with a high knee wall these houses are not for me. What would be the optimal living area? With about 1m more width I would have about 10 sqm more living space but what would that bring?

The optimal living space is the one you need to meet all your requirements with minimal space usage. "Must also meet all the requirements for the future princess" will be difficult to fulfill concretely.

As written: For you alone or for you both, this will already work. Whether you also like it is a completely different question, which is obviously answered mostly with "No," because otherwise there would only be catalog houses.
