Well, with that attitude, many princesses will leave shortly after they arrive.
That does not invite staying longer.

The problem is that some transfer the sqm of a condo to a single-family house. Due to technology, hallways, etc., that does not work.
The 133 sqm here are effectively just over 100 sqm.

Anyone building this should be aware that the place will be sold again during family planning.
Whether that makes sense...?

Even though it's the East, here in Rostock a 130sqm penthouse costs >750k, I'm not starving but unfortunately that's not doable

Maybe forgo certain features, I have no idea what exactly you planned, and make the city villa 10-15sqm bigger, then you'll already have a completely different living atmosphere. Just a note...

Maybe you can also start a thread with exact costs / financing etc. Perhaps you can get some support here and get the best out of it?

I also see the 130sqm as problematic and not comparable to a condominium in this range.

well.... this comparison is more like comparing apples and oranges; a condominium in a location like your planned house (if any) and with a sensible layout currently suitable for you would probably fit better both in terms of price structure and equipment. Of course, you can also somehow live in it later with a family but it might not fit as well as if you had built it according to the then existing needs.

here is the problem, if you don't want an apartment in a prefab building, you really have to put a lot of money on the table. I just checked on Immoscout within a 20 km radius of Rostock, the cheapest apartment with 130 sqm (not a penthouse) is €497,000 + €35,000 parking space + 13% additional purchase costs = €601,000

It's not about the size for me, but about the floor plan. But to be safe, I'll check what a partial basement costs.

What did you pay per sqm? I don't have golden tiles or anything and am at about €2400

I understand. My thought (worry would be an exaggeration) is simply that you are now building something smaller alone, but when you are two, you could probably build something bigger but at least more suitable. By the way, I actually like living alone, but then, for example, I wouldn’t want to already have an upper floor with cramped rooms because maybe someday there will be family members. For one person alone, which is the case right now, I honestly find your layout approach off or rather a pity. The difficulty is precisely to find a nice layout for people whose priorities you don’t yet know and who might exist someday in some way. Maybe there are physical requirements, distance to the workplace... you read here the most diverse ideas even among people who have known each other for years. uiuiui..... tricky.
