Smaller plot - Is something feasible from it?

Hello everyone,

a new plot offer has come up at short notice. The plot is, in my opinion, already small with 295 sqm for a detached single-family house. Both single-family houses and semi-detached houses are permitted (see 2.png). The building envelope is 10 x 12 m plus extra space for a garage. The orientation can be understood from the attached photo, as it was cut out from the north-oriented development plan. Presumably, there is also the possibility to purchase an additional 55 sqm from the neighboring plot. The price is expensive but definitely usual for the market situation and location here with the connection (575€/sqm). It is not the plot where I would say this is immediately my dream plot. However, I would like to ask for your advice again?

Well, it’s not exactly a laugh riot. Is that a semi-detached house? Garage on the south side - does it have to be that way? That would be a major drawback.

You can plan something nice almost anywhere. The garden will just be small.

Whether it’s enough for you - well, what do you actually need? With 10 children, I’d say no.

Distance to the northern neighboring property 3.0m? If yes, I would place the garage on the boundary there, then a house on the remaining area of the house building window: footprint 7m x 11 to 12m.

Garden then in the south, so to speak on the garage building window.

I would take a semi-detached house. Then I gain land because of zero distance to the neighbor. No garage needed, I wouldn't build on the south side anyway. One parking space and that's it. Shed in the NW corner. That way I would at least still have some garden. - That's like our former [REH]. You can definitely live well like that.

Boundary construction with a garage is possible according to the development plan, yes.

But why is the building window actually overlapping with the neighboring property? An open construction method is prescribed, isn't it?

Better ask if he can translate the abbreviations for us. ? Is it possible or required to build a detached house with a 3m boundary distance here, or is a semi-detached house intended, or are both options possible? Somewhat confusing given the size of the building envelope.
