Well, I know that too. My city is located in a valley surrounded by hills, there might be some isolated building gaps, but basically nothing more is coming. There is a city plan outlining what is to become building land in the short, medium, and long term, and in fact, it is simply exhausted. Occasionally, a garden plot is cleared, where you can then buy a plot for 500€/m² upwards. The city still grows somewhat in one direction, public transport so far no thanks, the river regularly pays a visit, and for all my "circles" that I draw, it is completely the wrong direction – I would have to constantly stand through the city. Moving away from the city is out of the question; the children have their center here, school, friends, etc. So I was very relieved when I found something 800m next to work. Plot size 306m², with a shell construction on it, inside I can still design it myself within the given framework. 10.5 x 7 m² external dimensions. I'm going to finish building that now. Of course, I would have liked 200m² more garden. But I couldn't have afforded it.
You also have to see whether it is realistic that something better will come along. Maybe I would have found a pre-owned property at some point, probably with considerable renovation backlog. Maybe not. A buildable plot rather not. No chance.
