If it is only about the 1.5 storeys, I would rather increase the knee wall to the maximum than build the captain's gable. Everyone on the upper floor benefits from the higher knee wall.

Thanks first of all for all your assessments!

We will contact the developer again regarding the bedroom and knee wall.
Regarding the knee wall, we thought that just under 90cm would be quite good, after seeing houses with ~60cm. That was definitely too low for us.
But under a 90cm knee wall, you should be able to place a normal double/children’s bed, right? I don’t want to use it as a trampoline... but as I said, we will ask anyway. Higher is of course always better.

Again about the position of the carport... do you really see such a big problem there? Sure, it blocks quite a bit of the view of the house when standing in front of the property, but behind it there would only be the utility room anyway. In summer, the sun should be high enough so that we still have sun on the terrace... and as I said, we don’t see any other option for our property if we don’t want to park the cars one behind the other.

87.5 in rough construction measurement... some more will be lost depending on the structure. Just take a meter stick and hold it up to a headboard...

We were explained exactly the opposite... that raw construction measurement means that in the end there is more, around ~90cm... Edit: okay, what you say makes more sense. There is still flooring, etc. that reduces the height.

Go for at least 125 and then make the roof a bit less steep. You will all be happier!

Roof a bit less steep = less storage space in the attic again? That would make our storage problem worse... but we will definitely ask what can still be done there
