Dear House Building Forum Community,

I have been following along for some time now and we have already gathered some ideas and inspiration here. Since our house planning has become more and more concrete, I thought now would be the optimal time to get your professional expertise. We would really appreciate your (frank) feedback. Please still be nice to us

About the questionnaire:

Development plan/restrictions

Plot size: 1100m²
Slope: no

Requirements of the builders
Style, roof shape, building type: Preferred city villa, but in our view and also from the architect’s perspective not feasible with our space requirements on the building window and with 1 full floor. Second choice is a gable roof (knee wall 125 cm, 40° pitch) with captain’s gable, as currently planned
Basement, floors: basement, ground floor, attic
Number of persons, age: 2*30+, 2 children (+1 planned)
Room requirements on GF, UF:
GF: living room, kitchen (with pantry), guest bathroom, wardrobe, office
UF: 3 children’s rooms, bedroom, bathroom, children’s bathroom. Walk-in closet for parents would be nice but not a must
Office: family use or home office? Home office
Overnight guests per year: ~15
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, cooking island: closed kitchen, cooking island (not a must)
Number of dining seats: at least 5
Fireplace: no, possibly electric fireplace or similar

Balcony, roof terrace: not desired but required by development plan

House design
Planner: architect of a construction company

What do you particularly like? Why? Basically, we are very satisfied with the design. All our needs are met
What do you not like? Why? We find it unfortunate that the children’s rooms are relatively small compared to the parents’ area. We have not really come up with a better solution to sensibly enlarge them
Price estimate according to architect/planner: house price including earthworks: 650k (but without land, kitchen, outdoor facilities etc.)
Preferred heating technology: geothermal energy

If you have to forego, which details/extensions
-can you forego: walk-in closet on the UF (but reluctantly)
-can’t you forego: basement, 3 children’s rooms

Why has the design become what it is now?
Standard design from the planner adapted to our wishes and needs

What makes it particularly good or bad in your eyes?
Basically, the floor plan is very practical from our point of view and covers our wishes. I somewhat doubt whether the few weaknesses from our perspective (possibly pantry too narrow, wardrobe too small, children’s rooms too small) can be realized on the building plot under the conditions. But maybe you have some ideas?

What is the most important/basic question about the floor plan summarized in 130 characters?
Is the floor plan also practical from your point of view? Do you see weaknesses that we might have overlooked, what is missing, how could these be solved? Do you see any possibilities to enlarge the 3 children’s rooms a bit without making the rooms on the UF totally awkward?
The furniture in the floor plan is from the construction company, some we would position differently. Likewise, move one or the other door. We are more interested in having the floor plan examined here by the forum in terms of the overall concept

I find the size of the children's rooms perfect... "Personal experience" As a toddler, had 8 m2, completely sufficient. As a teenager, had 12 m2, I would have liked the 2 extra m2 from you for a couch So 14 is just right. Don't forget that the 14 m2 with you is the net area, and who is bothered by a sloping ceiling over the bed... so it's more like 16 m2.

Where should the terrace go? You have light wells on all sides, so they would also be in the terrace. The kitchen is very far from the garden. What is the walk-in closet in the basement for?

If your guest is banished to the basement and you have the utility room there, meaning there are already water connections, I would also grant the guest a small bathroom. At least prepare for it. That way, you could save the shower in the guest WC. If you have frequent overnight visitors, it’s something to consider. Or do you need a lifting station?

Why the exit from the pantry to the garden? It costs space and I see no benefit. To get herbs from the garden, you go out the kitchen terrace door.

I also see the garage critically. Not just because of the maneuvering. That’s supposed to be a double carport if I read the questionnaire correctly. How do you want to drive in there? Over the neighbor’s property? And only two cars? With maybe 3 kids? They will also be mobile someday – I find two barely sufficient parking spaces (whether carport or garage) very tight. And where should all the bikes, scooters, Bobby cars, etc. go?
Since you still have plenty of space in front, I would push the whole house further into the property and grant myself a sufficiently large yard in front of the house. It is also very popular as a play area for toddlers. Two covered parking spaces, a shed for all kinds of riding gear, and enough space in front so that Bobby cars can be ridden, and later, when the brood is bigger, the third or even fourth car still finds its place.

I also don’t find the children’s rooms too small.

I would also consider swapping the kitchen and living area. There won’t be a big terrace in the front, so it will be on the side facing the garden. And then you have to walk through the entire living area just to get a beer or simply salt.

Rethink the light wells to see if they will interfere with the terrace later. Not every light well necessarily disturbs a terrace, but if it’s exactly in the walkway, it always annoys. So, already consider how you plan the terrace. A light well under a planned bench, for example, doesn’t bother anyone.

I really like the floor plan of the house. I might play around a bit more with the pantry, wardrobe, and guest toilet. I think you can still gain some space for the pantry. I might also start planning the kitchen in more detail, as it doesn’t have much counter space like this.
