House 3 m to the street entrance without the additional wall or in the east.

Then not so much excavation is needed.

Do I see that correctly, it goes up from the vestibule (7 steps) to then have a staircase going back down to the basement from above? Did the stair builder design the floor plan? This is a mix of a bit of split-level and a bit more of a hillside house. Wow, so the planner is creative o_O.

I don’t want to discuss the granny flat.
But I think the exterior views look like an apartment building. If you don’t care about that, then go ahead. Many don’t see anymore, in the midst of all the planning and enthusiasm, that the single-family house character has been lost during the planning – even if you don’t even want to rent out an apartment.

Knowing the basement is important because the mezzanine is not graspable.
And I still don’t see the front door, there are four windows, aren’t there?
But I guess that doesn’t matter...

For me, the kitchen would have too little kitchen and too much pantry; upstairs, the bedroom has too much of a passage on the head side. Bathroom and utility room gain if you omit the door. I always find the connection dressing room/bathroom/bedroom basically very nice, also with the window, but the bed is positioned wrongly for me.
Kitchen/dining lacks a direct connection to the garden/terrace... with the dining table it becomes too tight. For me, a coherent and short connection is missing.
I really don’t like the window bay on the south and it supports the apartment building character from the street front. Maybe consider swapping dining/kitchen/pantry with living room/office.

:eek: Insight :D too many window surfaces facing the wrong directions: the bedroom gets way too much sun, unfortunately the children's rooms are only on the north side.
