But for bouldering you need an enclosed room. Hmm, I am not so keen on this open construction style with few walls. But yes, I will have it done. I am currently trying to plan the house a bit smaller. Let's see if that works.

The 500,000 is also not fixed. Naturally, I would prefer less because I want to pay it off quickly. We could certainly pay off more as well.

Per 500m³ of excavation you can also calculate about 20k.

If I were you, I would save myself the trouble. Put it in the hands of a decent architect, I can only warmly recommend that to you. And also deal with the financing early on. The statements "because I want to have it paid off quickly" and "we could certainly afford more" don't sound like you have already done that.

Oh, and a garage with 6m is not oversized either. Ours is 7.15m. I still want some storage space for bicycles, tires, etc.

The urgent tip about the architect came 4 or 5 times!

Edit: what just occurs to me: wardrobes should be planned with a depth of at least 60 cm, not 40.

I know what bouldering is, although my own performance weight does not qualify me for this great sport. I did not write a single word about open design or a number of walls. I wrote about integration into the concept. By concept I mean a structured summary of the functional and non-functional requirements of the house.

An architect needs information such as

The bedroom must have a view of the greenery
Dressing room needs an 8m wardrobe
Bathroom with sauna, freestanding bathtub
Ground floor barrier-free
Leather area with 6m bookshelf ceiling height
Closed kitchen with breakfast bar
Dining area with large table often guests
Office with separate entrance
Bouldering (I would also use the open gable. The basement is a bit low)

etc.

From this a floor plan is developed and the first one is not right.
Then take the floor plan, draw in the existing and desired furniture to scale and go through your daily routine. etc.

From my first floor plans, the location on the property, the straight staircase and the 2VG remain
