You are of course right, regarding the choice of the word "final"! That is our basic idea, that's how we imagine it. Implementation is only 22, I thought it better to start with such things too early rather than too late :)

How many sqm is that? 200sqm? Then 425k could be "tight"...

Only if that applies plus additional costs, and even then it will be tight.

I always find it interesting how briefly the areas are answered. Are you just as curt with the planner? It’s about your house, isn’t it? Every question has its justification… So what now? Is there a development plan or not? Is it really the case that exactly and precisely only your wishes are allowed? Do you have a site plan? A garden is everywhere where nothing is built.. What is that red rectangle supposed to be? About the house: I find the windows a bit too few or too small in relation to the walls. The sqm in the hallway at the front door is wasted sqm. Down the stairs, then you run into a wall. Cloakroom for 4 people too small. Hallway dark for its length. I find the door to the living area too subordinate. The stairs don’t do the house any favors. I would move the garage, that is the red rectangle, further back, put a deep window next to the front door, possibly curve the stairs. Swap kitchen and office. Swap freezer and WC. Let the hallway run into the living area without a wall. Open everything a bit. Upstairs, give up the first square meters in the utility room in the hallway. Gain openness with a window as a result. In my opinion, the bedroom doesn’t work at all: bring the dressing room forward and create a cozy corner for the bed. The children’s rooms are a bit large, but the space is there if the whole floor plan is not turned upside down.

Is it really that big? It really looks small because of the walls. Kitchen island: it will surely be deeper: with a depth of 60cm drawn in, cooking without grease stains on the floor behind it is not possible. Sitting at it is even less.
