Hello everyone,

I am posting our new floor plan again, which we received from the architect today. We had previously posted our old floor plan here, and with your help/suggestions, some things have been changed. I don’t think everything is perfect yet, but it provides a new basis for discussion about what else should be done.

Again, about the property. It is a sloping site descending towards the northeast, so the house is planned as a split-level. The left building section is two stories, and the right building section is one story. The one-story section is basically at ground level; I think the views help to understand it better.

I would like to ask you again to review the design... thanks in advance

What we still don’t like.
- Bathroom upstairs still too small
- Utility room - separation of laundry room from utility/technical room
- Pantry possibly to be planned/arranged differently
- General reconsideration of the upper floor layout

EG: shared technology with utility room/washing machine I do not find problematic given the size.
Move kitchen door/dining area to the left as per plan, remove the table, instead have a longer counter with seating. Remove the pantry, so get rid of it.
OG: where to get the missing square meters for the bathroom? Even with a different layout, there won't be more. The bathroom is okay for 2 to 3 people, but for 4????
Or change the stairs, then you sacrifice the space for the shower but only gain one square meter, which cannot be further furnished.

Utility room/technology - given the size, a visual separation using shelves/cabinets as room dividers should be possible.

Kitchen - I think 3 doors are too many for the space. I also don't like the proposed furniture arrangement.

In general - are the drawn-in pieces of furniture realistically sized?

Bathroom - phew, that's really tight. One sink for four people. Would it be an idea to at least separate the toilet from the bathroom? Then at least one person can use the toilet in peace while others shower/bathe/brush their teeth, etc.

Looked again more closely. Do you basically like the upper floor like this or would you prefer it to be completely different?

If yes, maybe leave the bathroom as it is. Does the bathtub really have to be that big? Maybe make it a bit smaller and create shelf space next to and behind the tub. Remove the cabinets next to the sink, at most keep one, then floor-to-ceiling. Two washbasins with the largest possible base cabinets and large mirror cabinets above. And consider where towels can be dried/ hung.

Because of the split level, the bathroom on the ground floor is just a few steps down. I think that’s completely fine as a kids’ bathroom. It is then located in the "public" area, but that is quite large and a lot can be hidden from view with cabinets. And how often do adults have guests while the kids are teenagers and just then want to shower. And even if so, they can always get their stuff and shower upstairs.

No , the toilet is unfortunately on the lower split level, so both flights of stairs down. As I already said, I would rotate one roof, then part of the attic can also be used for the bathroom.

With a floor height of 295 cm, I still don't find 14 risers to be a suitable staircase. I associate splitlevel with relatively generous tread depths. Additionally, the staircase to the attic starts in the dining area as a trip hazard. When you add the two stair sections together, the approximate length of the staircase comes out to about 340 to 345 cm.

I think the whole thing is still getting stuck on the staircase.
