Hello,

we are currently in the critical planning phase with our regional construction company.

Before we give the "go" for the floor plan, we would be very happy if you could evaluate it with your experience and knowledge or have any comments and tips for us.

By whom was the planning done: planner from a construction company
What do you particularly like? We really like the upper floor
What do you not like? Why? depth of dining area (without gable) maybe too shallow. Shower upstairs slightly under the slope. Hallway downstairs has little space for coat rack/shoe cabinet
Price estimate according to architect/planner: 280,000
Personal price limit for the house, including equipment: 300.000
Preferred heating technology: central local heating in the development area

If you have to do without, which details/extensions
-you can do without: actually nothing
-you cannot do without: dressing room

Why did the design turn out the way it is now?
Standard design from the planner? No, we "specified" the room allocations
Corresponding/which wishes were implemented by the architect? The plan basically only came about because of the room concept.
What makes it particularly good or bad in your eyes? We actually find the layout quite good, especially with regard to the orientation

What is the most important/basic question about the floor plan summarized in 130 characters?

What advantages or disadvantages do you see in the floor plan and the design?

URGENT!!! Just chill for now
The stupid thread title wouldn't have been a reason to delete the thread and repost it while I was already replying :-(

The dressing door still needs to be moved away from the edge of the first step, otherwise I don't see anything that needs to be changed. Is the BMW to scale? (if it's a 3 Series, probably yes, then everything fits).

I also think that this is a floor plan that seems fitting right away. Often, the "new standard" of having a separate children's bathroom causes space problems on the upper floor. Children's rooms are very spacious, large bathroom where you could maybe tinker a bit depending on taste, guest/work/shower/toilet is basically handled in the anteroom. Fits! Sofa possibly far from the TV or somehow a bit empty in between, but you probably have an idea for that, maybe also a few more windows on the south side of the living room, since no light comes from the hallway and the garage side next to the kitchen is closed off. Yes... that looks coherent!

the floor plan is very good, what bothers me is the north arrow, if it pointed down everything would be easy, but as it is, one child's room to the south, one to the north, sleeping to the south without morning sun, kitchen far from the terrace, etc., the floor plan is great if [oben] is south

Budget does not fit. Without personal contribution, at least €100K more must be planned depending on the region.

Hehe, that could be fixed quickly, magnet or eraser.
For me, it was also the living room, where I thought that side needed more glass or an exit, also because of the south and the living room furniture maybe arranged differently.
Now that you mention it, I would also swap the bedroom and bathroom because of the heat in the bedroom. Sleeping facing north I find nicer.
But the kitchen has a big door, the terrace could also be extended all around or divided.
