Hello,
we are currently in the critical planning phase with our regional construction company.
Before we give the "go" for the floor plan, we would be very happy if you could evaluate it with your experience and knowledge or have any comments and tips for us.
Many thanks
Development plan/restrictions
Size of the plot 565sqm
Slope NO
Floor area ratio 0.4
Site occupancy index 0.8
Building window, building line and boundary approximately 19.50 (wide) x 29.00 (long)
Edge development As a new development area, everyone has the same requirements
Number of parking spaces 2
Number of storeys 1.5 (2 allowed)
Roof type gable roof
Style open construction
Orientation West
Maximum heights/limits 10m ridge height
Client requirements
Style, roof type, building type single-family house with cross gables and gable roof
Basement, storeys 1.5 storeys
Number of persons, age so far couple early 30s, children planned
Space requirements ground floor: guest WC, study, utility room, living/dining, kitchen, storage room
upper floor: 2 children's rooms, bathroom with bathtub, master bedroom, dressing room
Office: home office
Overnight guests per year: rarely, office possibly also used as guest room
Open or closed architecture: open architecture
Open kitchen, cooking island: open kitchen with cooking island
Number of dining seats: at least 6
Fireplace: NO
Music/stereo wall: no
Balcony, roof terrace: normal terrace
Garage, carport: garage (4.5 x 9 meters)
Utility garden, greenhouse: utility and play garden
Other wishes/special features: garage with access to the house in the north.
House design
By whom was the planning done: planner from a construction company
What do you particularly like? We really like the upper floor
What do you not like? Why? depth of dining area (without gable) maybe too shallow. Shower upstairs slightly under the slope. Hallway downstairs has little space for coat rack/shoe cabinet
Price estimate according to architect/planner: 280,000
Personal price limit for the house, including equipment: 300.000
Preferred heating technology: central local heating in the development area
If you have to do without, which details/extensions
-you can do without: actually nothing
-you cannot do without: dressing room
Why did the design turn out the way it is now?
Standard design from the planner? No, we "specified" the room allocations
Corresponding/which wishes were implemented by the architect? The plan basically only came about because of the room concept.
What makes it particularly good or bad in your eyes? We actually find the layout quite good, especially with regard to the orientation
What is the most important/basic question about the floor plan summarized in 130 characters?
What advantages or disadvantages do you see in the floor plan and the design?
