Single-family house floor plan 170 sqm for 4 persons with garage

I find the floor plan very successful and am reading along with great interest, as the house and roof type as well as room requirements almost exactly match my own (future) ones. In particular, I am very curious whether it is actually feasible within the estimated costs – I am almost skeptical about that.

A few thoughts, following my personal preferences: I would swap the kitchen and living room to bring more light (south) into the kitchen. I would then move the kitchen further down on the plan, because I don’t like a direct line of sight between living room and kitchen. For this, one would probably have to swap the guest bathroom and study. At the same time, swap bedroom and bathroom in the upstairs to have bathroom over bathroom. This would also solve the south bedroom problem.

The doors in the entrance hall are modestly arranged, so that a proper wardrobe for 4 people is not possible. I would move the office door and plan a built-in cupboard or large hallway cupboard by the stairs,

Height ground floor 2.44? That would be too low for me, especially if it is a large room

The dressing room door still needs to be moved away from the edge of the first step, otherwise I don't see anything that needs to be changed. Is the BMW to scale? (if it's a 3 Series, presumably yes, then everything fits).

the floor plan is very good, what bothers me is the north arrow, if it pointed downwards everything would be easy, but like this, one children's room facing south, one north, bedroom facing south without morning sun, kitchen far from the terrace, etc., the floor plan is great if south is at the top

Thank you for your comments. For the children's rooms, it was important to us that they face the garden, each with half the share of the gable. The terrace will probably extend at least from the middle to the right, as the corner with the garage also offers a small protection from neighbors ... and from the rear garage door, you can then bring the groceries directly into the kitchen.

Budget doesn't fit. Without personal contribution, at least 100K€ more must be planned depending on the region
