That means the building envelope is counted including the boundary garage 13 - otherwise actually only 10 - meters wide / narrow, but then at least additionally including the terrace?

Exactly, the total width is 13m, minus 3m distance to the neighbor.
The terrace may be located outside the building boundaries.

We have already thought a bit about the general orientation, but unfortunately have not yet had time for new drawings.
We can already rule out a south terrace for ourselves, since only 0.5m fences and hedges are allowed in the front gardens according to the development plan.
That would be too exposed for us and we would therefore not use it.
We still need some time to consider whether the staircase would be better in the north or the living room and the kitchen better located in the southwest.
Thanks already for all the hints and suggestions!

That doesn't seem too serious to me, as more should be possible at the latest at the building window alignment – so still between the terrace and the street.

What only 0.5 m I assumed up to 2m. Yeah no 2 m distance to the street and then privacy screen there will be nothing left of a sunny south-facing terrace. However, that wouldn't be anything for the living room either. Throw my suggestion in the trash

So, after some consideration, as well as looking at houses and apartments of friends, we would like to discuss the next draft with you. We have now planned it in an L shape to let more sun into the house and to break up the elongated open space. Especially now in autumn, we liked the apartments where the living room still gets sun at midday/afternoon. We have also said goodbye to the platform staircase due to the width of the house. We have tested stairs again and found spiral stairs not noticeably worse. The compromise here is no longer having direct access to the main garden. What do you think of the new layout? Do you have any tips for the kitchen? Or for the bathroom?
