Then the garage can stay as it is. If you mean the area between the building boundary and the street at the front, it is not allowed.

We are currently considering placing the projection not on the north but on the south above the living room. The same area on the upper floor as on the ground floor is said to cost over 20,000 EUR extra...

This point is currently giving us headaches... Garage or carport, the necessary width of the driveway, the whole house very much towards the south and the terrace... we really like the west garden! Does anyone know a program with which you can properly draw the property with the rounded corner and place the house... so that you can see how many meters remain between the house in the south and the property boundary? And if anyone has a brilliant idea, gladly. Challenge; less square meters above than below. And: overhang where there is then no window because of the "feeling of security."

I wonder how modest the recess of the upper floor looks when it is only on one side. "Oops, looks like the money ran out." Such a thing only looks stylish if the upper floor is placed on top as a smaller cuboid, so that it recesses on all sides or at least on two sides.

You could also slide a wide garage under the upper floor to move the house further north. The ground floor then becomes smaller, but the guest room moves upstairs. With a proper staircase, a stair lift also works if necessary. The upper floor then does not have to recess because the guest room fills the space.

Not from me - and in my opinion more crafty than brilliant - but I once read in a forum that it was successfully practiced: build rooms like storage room, utility room, bathroom and dressing room on one side of the upper floor lower (i.e. below the relevant 220/230 cm) - whereby a mere suspended ceiling is not sufficient.

@ : I agree with you. Currently planned as follows (so with a flat roof and without a balcony on it...) - in the south and therefore no offset in the north anymore.
