I actually find the floor plan quite coherent - but I wonder if I just don't understand the staircase or if it is somehow oddly designed? What would also concern me is the absence of a pantry combined with the relatively small utility room. You should really reflect on that again and consider whether the space is sufficient for you - somewhere the recycling bag needs to go, crates of drinks need to be stored, cleaning supplies need to be kept... The dressing area in the master bedroom is also quite small. The recessed wall is really not worthwhile unless you only use 40cm deep wardrobes. At 60cm depth, that doesn't work.

I would choose a different staircase. Then the floor plan can be revised and improved.

What is included in the budget?

Yes, exactly. In the north it is recessed because we need more space/floor area on the ground floor than on the upper floor.

From the dining table directly into the guest bathroom! Is that really what you want?

The staircase position is not in the same location on both floor plan levels. Depending on the floor height, the staircase length varies, but I believe the drawn one is too short.

Wouldn't necessarily want the second bathroom to border the dining room and living room. The technology room 7sqm effectively less due to the entrance corner is very, very small. Also, the corner with the wardrobe is very strange anyway. Would divide this area differently, guest bathroom moved up back.

Regarding the staircase: What do you mean by oddly designed? The upper floor is offset to the north since we need less floor space upstairs than on the ground floor and, ultimately, it’s a matter of cost. That’s why we “forego” a few square meters upstairs.

The pantry is supposed to be under the stairs; I haven’t drawn that in. Sorry.

The dressing room in the master bedroom is supposed to be equipped with Pax, meaning 60 cm deep. Would 80 cm clearance space then be too small?
