Hello everyone,
we are currently planning a single-family house. We have a builder who is also taking on the architectural services. The first proposal was relatively standard and did not please us 100%, so we did some further planning ourselves. Attached is the current status with a request for criticism, especially regarding the location/type of the staircase and the living/dining area on the ground floor. All other information below.
Thank you very much!
Development plan/restrictions
Plot size: 511 m2
Slope: minimal: 1m height difference falling from west to east (over 16 m)
Floor area ratio: 0.35
Floor space index: 2 full floors
Building window, building line and boundary: 2.5 m on the sides, 3 m to the street
Edge development: Garage possible
Number of parking spaces: 1.5
Number of floors: 2 full floors
Roof shape: Gable roof, 32°
Style direction
Orientation: North/South, ridge West/East
Maximum heights/limits: Max ridge height 7.50 m
Further requirements
Client requirements
Style direction, roof shape, building type
Basement, floors: Basement, 2 full floors
Number of people, age: 2 adults, 3 children (5, 3, 1)
Room requirements on ground floor and upper floor: GF: kitchen, dining area, living room, guest WC, guest room/office. UF: bedroom, 3 children's rooms, 2 bathrooms
Office: family use
open kitchen, kitchen island
Number of dining seats: 8
Fireplace: yes
Balcony
Garage
Special features: Bay window for the dining area, UF: direct access to the master bathroom from the bedroom. Master bedroom facing the garden, preferably 2 children's rooms with garden view.
House design
Who created the plan:
- planner of a construction company
- do-it-yourself
What do you particularly like? Why?
Basically all requirements taken into account, only proportions could be better.
What do you not like? Why?
There is currently a large open space between the living room and dining area that cannot be used well.
Due to the current staircase arrangement and the resulting passage to the living room, the "TV area" in the living room is a bit too narrow. Ideally, it would be 4 m wide.
Upstairs, access to the master bathroom is realized via a small hallway behind the staircase. Ideally, this "dead space" could be saved by a different staircase shape or placement.
Price estimate according to architect/planner: approx. 560,000 (excl. land)
Personal price limit for the house, including equipment: 580,000
Preferred heating technology: gas condensing boiler
If you have to do without, on which details/extensions
- can you do without: 3 rooms facing the garden
- cannot do without: 2 bathrooms
Why did the design turn out the way it is now? For example
Design by planner adjusted and re-planned with own ideas.
Basically all requirements are considered, but we still do not find the layout of the rooms ideal. The living room on the ground floor should be somewhat wider.
What is the most important/fundamental question about the floor plan summarized in 130 characters?
Does the staircase fit in shape and placement like this? Can the living room be wider and the unused intermediate space on the ground floor smaller?
