Hello everyone,

we are currently planning a single-family house. We have a builder who is also taking on the architectural services. The first proposal was relatively standard and did not please us 100%, so we did some further planning ourselves. Attached is the current status with a request for criticism, especially regarding the location/type of the staircase and the living/dining area on the ground floor. All other information below.

What do you particularly like? Why?
Basically all requirements taken into account, only proportions could be better.
What do you not like? Why?
There is currently a large open space between the living room and dining area that cannot be used well.
Due to the current staircase arrangement and the resulting passage to the living room, the "TV area" in the living room is a bit too narrow. Ideally, it would be 4 m wide.
Upstairs, access to the master bathroom is realized via a small hallway behind the staircase. Ideally, this "dead space" could be saved by a different staircase shape or placement.


Price estimate according to architect/planner: approx. 560,000 (excl. land)
Personal price limit for the house, including equipment: 580,000
Preferred heating technology: gas condensing boiler

If you have to do without, on which details/extensions
- can you do without: 3 rooms facing the garden
- cannot do without: 2 bathrooms

Why did the design turn out the way it is now? For example
Design by planner adjusted and re-planned with own ideas.
Basically all requirements are considered, but we still do not find the layout of the rooms ideal. The living room on the ground floor should be somewhat wider.


What is the most important/fundamental question about the floor plan summarized in 130 characters?
Does the staircase fit in shape and placement like this? Can the living room be wider and the unused intermediate space on the ground floor smaller?

How wide is the property? I see a setback of less than 3m on the right. Is that permitted? Which one is your property on the site plan?

Hello,

the plot is 16m wide, a distance of 2.5m is required at the edges.

The plot is quite narrow. The garage is already annoyingly tight. Would it be an option for you to rotate the house (just the exterior dimensions)? The rooms would of course need to be adjusted.

How important is the dining bay / conservatory?
What are the dimensions of the stairs and the floor height? Without numbers, it is difficult to assess.

I would be interested in the original floor plans. Is the staircase positioned like that there as well? And the bay window? It doesn't have to be like that, does it? And why the square shape? Is it the 4667? What are the dimensions of the building area?

Who came up with the idea or desire for a gable roof with a knee wall of one point eighty here? – overall, the design looks very much like a forty-year-old basic model that has only been adapted in details to contemporary tastes. In other words: as a renovation, I would have found it successful, but I would not build it like this new. I advise reengineering.
