If I calculate 1000 hours per year, that’s 20 hours per week.
One with this hobby, another with that hobby, but honestly: 20 hours per week for a hobby is quite a figure, which I would call – politely – fanatical. I cannot judge what may have been neglected or would be neglected during that time, but you can already see from specific details (e.g. the lamp placement – I bet you even already know the article numbers of the lamps) that... the ratio of planning to the situation does not fit.
At the beginning thread I was also somewhat unsettled by some statements; you seem not to allow any other opinion although, off the top of my head, I would mention the cupboard for storing laundry and that the heating room is not suitable for drying laundry.
But would you even allow discussions at this stage now? I mean, the stupid staircase in the entrance area, the now missing drying room for laundry, the dimensions of your house which will hardly fit on a common plot of about 20 meters width, the vestibule leading to the dressing room, etc., all indicate small problems that will overturn the entire planning.
Would you even allow a professional opinion on the honest thoughts of one or the other trade?

The statement that you might as well give up on building the house, I can hardly believe that, your planning is too concrete... And advance work... Advance work by a layman is probably not appropriate in house building.

Hello YPG,

thanks for the words. So 20 hours a week is 3 hours every day. So when my wife was pregnant with our 2nd child, I said goodnight to her and our daughter, who was 2 years old at the time, around 8-9 pm. My wife was exhausted after the long day and we had the time from 4-8 pm for ourselves. Afterwards, I used the time to work on the draft. Whether something was neglected here I would have to ask my wife.

I also can’t judge fanatically, because apart from the forum, I haven’t opened the draft in the last 3 months. So currently finished. I would describe myself as goal-oriented, although we are far from the goal. The goal of this phase was simply to finish the first draft before the birth. Asking for prices without a draft is rather bad.

The heating room cannot be used as a drying room? Why not? Decentralized ventilation system on exhaust air, each garment on a hanger (we have been doing this for 12 years already) and off you go. The heating room is certainly also warmer than our current one. I can’t do anything with the reference to the stairs.

The anteroom to the walk-in closet is the passage which goes through a sliding door to the bathroom (might be hard to see). Thus, one can get to the bedroom or the closet without having to go into the hallway.

The 20 meters wouldn’t work, that’s why I also wrote approx. 730 sqm (27x27 or 25x30 etc.).

So one writes too little and I probably write too much about the thoughts or backgrounds.

Now I’m waiting for the .etc.

OK, I think you need a reality check. Send your draft and your comments on it (see 1st entry in this thread) to 2 to 5 house building companies of your choice. Since your draft does not correspond to the usual house program, which is otherwise (unfortunately) built, you should focus on companies that explicitly also build customer designs. Conduct the consultation meetings and have cost estimates given to you. +/- 10,000 EUR is sufficient accuracy for now.

Well, to each their own

I’m relieved that you mention the "first draft"... So you expect many, many more to come

Goal orientation would be to take care of a plot of land and then accordingly start.



Dust is not good for the heating system at all! Just because you have always handled it that way doesn’t mean it is right.



Regarding the stairs: you probably have it like that now and don’t want it any other way... still Wanderdüne already mentioned the reason. But you also have to read properly and work through the tips... always sugarcoating everything and arguing against it won’t get you anywhere right now.

Regarding your plot: elsewhere you wrote about approx. 125 - 400 per sqm. Why do you plan a) with a value of 120 €? b) assuming you will get an arbitrarily large plot?
With us, the plots or parcels are somehow already in a grid of about 20 meters in width... why do you plan an above-average area?

Hello,


The prices you are given at trade fairs are pure material prices. Among other things, a bit of labor cost and margin are added; so I would calculate more with a 4 than with a 3 upfront in your place. It looks different if you decide on an externally mounted chimney draft made of stainless steel; then rather a 2.5 should be considered for calculation.


This calculation doesn’t make sense to me ... but then again, I’m blonde; to give credit to the truth, nowadays gray-blonde


Also depending on the calculated heat demand, I would say. Personally, I don’t find either that great; but that’s a matter of taste.


Unfortunately, I still don’t know “what” an infrared cabin is supposed to be ...? You Bavarians often use terms that the average Rhinelander doesn’t understand
