Single-family house 150m2 floor plan + planning on the property

Spontaneously, I would have oriented the house to the south as well. That way, you simply have no windows facing south in the open-plan room. For us, the garage is allowed to be pushed all the way to the back on the north boundary, but you have to keep a 5 m distance on the street side. Would it be possible for you as well to place the garage all the way to the back on the north boundary? That would allow an entrance in the east and you could open the open-plan room to the south. The 3 m in front of the garage is suboptimal if no car fits there and probably only exists so that the WC has a window?

Extending the garage all the way to the back (north side) would probably be legally possible. However, it would then have to be significantly shorter in order not to move the house too far away from the northern boundary. What also deters us a bit is paving the long path to the garage at the back and thus losing garden space. If, however, this turns out to be the optimal compromise in the end, we would of course accept it.
Exactly, the garage was set up this way so that the bathroom still has a window. And I also find it a bit unfortunate that the open-plan living area doesn’t have a window facing south. Although a western orientation is still okay, or could that potentially be too dark?
In fact, with our square floor plan (10x10 m), we had a nice orientation of the living area facing south and the entrance placed on the east side, with the garage directly behind it. However, in that design, the bathroom somehow didn’t really fit anywhere.

Actually somehow due to the "lack of space". Our requirement was: it would be nice, but not absolutely necessary. We both also grew up in families of four with only one bathroom each, so probably the old school assumption that one shower will suffice/must/can.

Those are poor conditions! Even in just 3 square meters, a toilet and a shower can be accommodated.

That's what I meant; for that, the garage wouldn't need to be any shorter, nor would the house have to be more than 3m away from the north boundary. And you wouldn't have to pave the access path separately; you would basically use the driveway to the front door. That way, a slightly larger bathroom including a shower would probably fit as well.

I would then probably turn the kitchen into the living room so that it is not in a passage area. You could install the TV wall under the stairs, saving you the typical 50 cm there. Additionally, you move the stairs 50 cm to the east. That gives a bit more space in the bedroom upstairs and makes the bathroom less narrow. 9-10 sqm will be enough for it.

We actually already had the house positioned like that on the paper and really like the solution! However, our general contractor said that he needs about 1m of free exterior wall at the utility room (HTR) to install the multi-utility connection. Because of that, he wanted to move the garage back by 1.5m or rather push the house forward (to the south). That, of course, means losing valuable garden space in the south. Is it really a thing that you need this 1m of free wall? I've never heard that anywhere else. But even after asking again, he confirmed it. Can anyone of you confirm that?
