I can only agree with regarding the finances. This won't be a cheap pleasure, so the basics should be clarified first. Otherwise, I don't find the draft all that exciting, but it will work because of the size. However, I would consider, for example, whether I want the washing machine right next to the bedroom. :rolleyes:

What would really bother me is that the staircase basically ends right in front of the sofa. If there are two teenagers having their rooms upstairs, then every visitor has to pass by the people in the living room. And every guest comes - even late at night - back through the living room. No, I really don't want that. Because with that, all privacy is lost as long as the children have guests over ...

Great, thanks already for the good input. We are already living quite "lavishly" today, maybe we are a bit spoiled when it comes to generosity in the living area. That could of course be. But the plan only grew from our own ideas, we actually didn’t have a template. A bit more concrete regarding the questions: Costs: We are already aware that building this will not be under 500k€. But that’s OK. Cheaper is of course always better. Floor area ratio: Actually a problem. I was misinformed here. Thanks for the hints! I’ll skim through a bit. The carport should not be a carport but only parking spaces. That should be possible, right? And the terrace probably won't work like this at all. The tip regarding the stairs and teenage visitors we haven’t had on our radar at all. There is definitely some truth to that. We have to think about it again. We have almost had the washing machine everywhere - and it really fits nowhere. But it definitely has to stay on the first floor. Perfect, exactly the food for thought we were looking for! Does anyone have an idea about the orientation of the house on the plot? Here again at least the ground floor is basically dimensioned (but after the feedback we will probably change something again...)

No. You didn’t understand. The 5... was just an example. The hut costs much more. Again: WHAT IS YOUR BUDGET? You build according to the budget. I actually assume now that the basement will be crossed out if I interpret from your statement that it would be nice to come in under 500,000. That depends... The best thing is if you look left and right and read up here a bit. I don’t think you have much choice there. With the small plot, there is also a building window... and you will have to comply with it and will have few options. Show the development plan. I rather believe that you can’t estimate sizes on a 2D plan. 3D distorts anyway... The focus for your house should be that you can position a nice house with an outbuilding at all in such a way that you also have something nice outside. I don’t see ballrooms there.

Let's just say 600k€ including incidental construction costs. We don’t want to invest more in the small plot. Currently, we have kitchen + dining + living space of around 100m² - so we can quite well imagine the dimensions.

Bottom line, as I keep saying: The plot is simply too small ;)

Our problem is the issue with the boundary construction of the terrace. If that’s not possible, our entire concept with the outward extendable kitchen falls apart....

Have you already bought the property, or are you still exploring the possibilities that the property offers? Not that you try to make everything work somehow and still don't end up happy :(
