Rural new development area near railway tracks or flight path

Hello everyone,

briefly, I am looking for one or two opinions on the following situation:

We have been waiting for a suitable plot of land in our area for a while. After much back and forth, two new development areas have now been announced for allocation in 2025.

1st new development area: Located in the flight path of a sports flying club and about 1 KM from the landfill but quite central.

2nd new development area: Located somewhat outside, has a nearby train station. However, the railway tracks are 300 meters from the building plot. Between the building plot and the tracks, 8 more houses will be built. Here, through [Vitamin B] we could have already received the allocation in 2021.

The first new development area currently has a demand of 8 interested parties per 1 plot (1:8); since it is allocated by the city, there will be a lottery procedure.

The 1st new development area is about €30,000 more expensive.

Now we don’t know what to do, as prices keep rising and building land is becoming scarcer. Also, because of the lottery procedure, we could end up with nothing and be 5 years older...
What is the lesser of two evils?
Are there people here who have built their house in similarly (sub)optimal locations?

I would appreciate opinions.

How many trains run along the route each day?

Option 2 would be my spontaneous preference.
Sport airfield, presumably on weekends, holidays, etc., so if you are sitting in the garden, there is more going on there.

I would get familiar with noise protection measures. There are combined privacy and noise protection options.

For me, it would be the other way around, not because of the train noise, sport planes are quieter. However, the other parameters speak against it... you see, two people, two opinions. What is yours? It's about YOUR or YOUR collective perception...

It depends, if trains run every 10 minutes then probably the sport pilot

I wanted to ask that too

I would test it out... stand at 300 meters. However, the houses that will be built in between will absorb a lot!

Sports airfield... gliders? Wouldn’t bother me :P

I find option 2 quite appealing, above all you don’t have to wait another 5 years
