You should try to banish this price information from your mind as quickly as possible because you will not be offered this. In the Hanover region, building costs are lower than in southern Lower Saxony. In addition, square meter figures cannot be compared monetarily; which type of building, which equipment, which technology, etc.

Your initial post reflects quite realistic values; calculate with these and you will always be on the safe side.

Hello construction expert, thank you for the response. I have already read some competent messages from you here, so the question is: Do you still consider a landing in the "lower" range to be realistic with good equipment (i.e. ~ 600,000-610,000 euros without architect)?

We are building with a developer who includes almost everything from the design to the turnkey handover. Except, of course, the land and utility connections as well as the incidental purchase costs and the small items described in the specification. But we arrange all of that directly with the craftsmen without having to pay the developer’s markup.

The double garage is a prefabricated garage measuring 6 x 7 m.

We have manual shutters; however, all windows also have fly screens. Electric shutters would probably have cost an additional 3,000–5,000 EUR, but we decided against them.

Tiles are included for the bathrooms; the other rooms will get PVC planks costing about 7,000 EUR from a smaller local floor layer nearby. The hallway and kitchen would have been included in the base price but we removed them. My girlfriend doesn’t like tiles.

We are doing the painting work (wallpapering and ceiling painting) ourselves or with helpers, as well as painting the eaves and windboards, which we will definitely do ourselves. We will probably also do the landscaping and the terrace ourselves, as it is fun and saves costs.

The heating is underfloor heating operated by a heat pump with a surface collector field in the garden.

With the amount you calculated, you can almost afford a luxury building in the most desirable locations around Hannover.

we will be building in southern Lower Saxony (Göttingen), the construction area is currently being planned and will go on sale at the beginning of next year.

I'm currently sitting in the living room with 32m², and yes, it's too small for us. We live in a really big house, but the living room was kept rather small in favor of other rooms. When you have 2 small children like us who always play wherever you are, then that's not much space: if you put in a large dining table and then 2 sofas, there's hardly any free space left for playing. We previously had about 10m² more in the old house, and we do miss that.

Mechanical roller shutters are definitely not an option for us in the future: we currently have - let me count - 16 roller shutters. First of all, it’s just annoying to go up and down every morning and evening, and secondly, the things are so loud that I only raise them every morning after my little one has finished sleeping, otherwise she wakes up. Friends of ours have electric roller shutters in their house, and they quietly hum up and down at the programmed time - so I would really like to have those too :)

If the (flashy-:cool:) build becomes cheaper than currently feared, we will be happy, but until then we follow the advice of the experts and calculate generously for the prices or then smaller areas if necessary. Better no surprises later.

Everyone needs the space they think they need :). I We will probably be fine with 140 sqm, others need more. Friends of ours have 3 children with 130 sqm and they are satisfied, so everyone has to decide for themselves. In old age, 200 sqm would be too big for me, so we are building smaller now. However, our budget is only half as big. So we had to make compromises.
