so, we are back from the short vacation, it was nice :) Ok, from now on everyone here will be addressed informally without restrictions.
Thanks for the many comments, which we take to heart. When estimating prices, it is clear that depending on the region, construction method, equipment, etc., there are variations. For now, we just need a very rough plan, and the info here is certainly sufficient! :) If I get the idea to go to Italy for the tiles and buy marble for 189.95/m², I won’t hold anyone responsible here for any budget overruns :cool:
We have now received the preliminary development plan, and there are surprises. The TOP plot in the development area (unobstructed south/west orientation and an estimated 1200m² (or more...) measured with a ruler on the monitor) is located in an area we did not expect to be built on because there is a thick high-voltage power line running there. We immediately used a map program and saw that the lines run almost right over the plot, at most 10-20 meters away. So this plot and all others on the edge are out, I don’t want to risk myself and my children getting grilled, no matter how TOP it is.
The piece of land we had in mind is now supposed to become a playground, ... , ok, too bad, and now it’s time to consider which other plot might be suitable. All the other edge plots further up without power lines are pretty much exactly 600m² in size, narrow and long, we’ll see if the double garage still just fits or just doesn’t anymore. Then the house would definitely be narrow (9m, maybe less, and then it depends on the building envelope whether you can still build towards the back – if in doubt, the plan would be “with basement” again). That reduces the calculated land price, which is something.. If it’s a plot from the now favored ones, we will probably need to talk to an architect, then we need someone who can measure accurately. The model of working with an architect for the planning and then handing over to a builder seems really worth considering, thanks for the tip.
