Hello everyone,
after we received input from you about buying an uninsulated house, the house has now been purchased and the renovation is coming up .
It is a 1.5-story, semi-detached house with a gable roof. Built in the 60s, an extension added in the 80s. Currently, we are planning the kitchen, having a structural engineer calculate wall openings, debating about underfloor heating yes/no, and collecting offers from craftsmen.
We are two adults, two children (3 and 1), and two cats.
Our renovation ideas for the floor plan became quite clear quickly, but we would be happy if you could take another look as well. Our planned usage is described below. Does that fit or do you see any pitfalls?
(The bathrooms are currently causing us headaches. There is no final arrangement yet. Instead of a "master bathroom" and a "guest bathroom," there will be two smaller bathrooms of equal importance. Upstairs with a bathtub, as it can be nicely placed under a sloping roof, ideally a small double sink for the three ladies, and downstairs the shower bathroom for dad. To make it more complicated, the washing machine and a litter box for the cats must also find a place.)
Currently, on the ground floor, there is an interior bathroom, as the part to the left of the bathroom and the living room above were added later. The living room is about 30cm lower than the rest. Our little split level.
The plan is now to largely open up the center of the ground floor. From the hallway, you would walk past the kitchen. Centrally, a large island where the little ones will have breakfast, baking will be done, and probably some crafting. To the right, an office/guest room, probably separable with a sliding door. The living room remains as it is and will still accommodate the dining table.
Upstairs, only one wall will be removed to enlarge a children's room and to renovate the bathroom (yes, now the parents have the largest room with the nice view, which we don’t really need. A family bed wouldn’t really fit in another room. We’ll see. Playtime will anyway happen on the ground floor.)
The currently very steep staircase will be replaced by a quarter-turn staircase, and the still open vestibule will be closed enough to create drawer space there. That way we would have a more "normal" staircase and the dirty zone outsourced as much as possible.
