Please measure the rooms a little, especially the old window positions (wall sections and window widths), as they are apparently intended to serve the development of the extension.

The rooms in the extension just look too narrow to be really useful.

The interplay of the rooms doesn't make sense to me. What will happen to the cabinets then?

The office was also due to home office, right?

Where was north again (it's always useful to note that on plans)?

North is at the top in what I have set. Here is an original floor plan as it is today, with measurements. North is on the left.



Yes, an office is necessary because of home office. We would not want to place the cabinets as drawn, but along the left wall and around the corner along the exterior wall up to the window. The right side will then remain free for the desk, etc.

mhh, if you would set all the plans in the same orientation (north preferably always at the top of the plan), it would be much easier to imagine - you only have your house - we imagine ourselves into many different plans every day.

If 'Ko' in the kitchen is supposed to mean cooking and not vomiting, then that is way too small as a kitchen island. And a dining table directly docked to such a small kitchen island is also not pleasant. The distance between the island and the row should be at least 90cm, better 100cm.

And why only such a tiny window in the living room? The bed in the narrow room should be placed against the outer wall - windows could then be installed to the right and left of the bed (above the nightstands), that would provide good reading light.

The narrow office is also a pitiful story ... please upload your property with the building lines and a site plan - this extension should be optimizable.

What about the other floor the stairs lead to? Can't the home office be accommodated there? Then you could make a decent room out of the two narrow ones and the living room would get a more generous entrance, which is also tiny at the moment.

Of course, you could also move the guest room to the other floor...

Hello Nofret,

yes, I had the idea with the island too, but there is enough space not to put the table directly next to it.

Do you put the bed against an outer wall? We weren’t so sure about that, especially because of the window. I would also like to have a second or a bigger window in the living room, we are still thinking about that.

Regarding the stairs: below is a partial basement, just under 2m high and not big. It is hardly usable for anything else. Theoretically, one could do without the garage and make an ugly, low office out of it, but whether that helps much. The layout of the basement is here in the first post on p. 3.

We had thought about angling the wall to the office at 45 degrees to make the passage to the living room bigger. Does that make sense?

oh yes, this is what the site plan currently looks like. There are no relevant building lines in this area, but we cannot grow any larger due to the floor area ratio. And we do not want to extend to the south because otherwise there would be no more south-facing terrace.

Yes, of course, you can also place beds against exterior walls - if you build an extension there, it will be properly insulated. The windows then next to the bed, not behind the bed, I also find that impractical for cleaning. [schmale hohe Fenster - die kann man auch prima vergittern, so dass man sie Nachts zum lüften offen lassen kann und keine Katzen, Mäuse, Motten und Diebe reinschleichen ;)]
