How about making the extension narrower but longer - first the living room, then the study and guest room behind it?

The beautiful view faces north, which we definitely want to have from the living room. But we are currently considering placing the office on the east wall and the living room in the middle. That way, the office could be slightly enlarged and the issue with the passage would also be resolved.

The chimney shaft will remain standing - right? Then that won't work with your closet space.

No, we are taking down the fireplace. We don't need it with the heat pump.
