Hello,

we would also like to ask for your opinion on our floor plan. It is about a renovation project with an extension – which means we can change the interior walls freely, but the exterior walls are fixed (except in the extension) and the location of the kitchen and bathroom could only be moved with considerable effort.

The plot is 1,100 sqm and slopes down towards the north. The street is to the south. The floor plan is also oriented north. The rectangle at the very north is the extension with windows facing north, where the nice view is.


The house is a bungalow and partly basemented. The current house has 110 sqm of living space; with the extension, we will have 140 sqm. In the basement (due to the slope), there is additionally about 30 sqm for a workroom and a guest room.

At the moment, there are 2 adults and 1 child; prospectively, there will probably be 2 children.

The planning comes from us in consultation with a friend who is an architect. What we don’t like yet is that the wardrobe protrudes into the hallway, but on the other hand, we don’t want to give up the space in the bathroom just for the wardrobe niche. The bedroom is actually too small for us, but the dressing room is important and therefore we can accept it. The kitchen could also be bigger, but that works poorly because the passage to the living room is supposed to be there.

I’m curious to hear what you think.

You then have 2 living rooms? Or what is the seating area next to the dining table?

I don’t find the walk-in closet particularly appealing. You have to go through 3 doors from the bathroom to get dressed.

I consider the door in the hallway extremely impractical because it is always in the way. In any case, it should open to the other side, then it can also stay open sometimes.

Without changing too much, possibly move the closet to the right into the corner and use the whole room for the bedroom, although that will probably make the dining area darker.

First of all, it would be interesting to know where the terrace exits are. A few more measurements would also be good, for example, the situation of the WC/shower in the large bathroom looks very tight.

Why the second seating area in the dining-cooking area? It makes everything very cramped.

Are you bound to the position of the passage to the extension or could it be moved?

In which area is the basement located?

The actual living room is supposed to be in the extension. The second seating area in the living/dining area was an idea from the architect, but we are still not sure if we would actually put it there.

The thing with the 3 doors is a very good point. We will probably remove the intermediate door in the hallway again. That was an idea to improve sound insulation. The architect also strongly recommends that we make another door after the entrance as a windbreak, but somehow that feels too cramped and old-fashioned to us.

What do you mean by moving the wardrobe to the right? Within the bedroom or would you put the wardrobes in the dining room?

The terrace exit is facing south from the dining room, where we have shown the light incidence with the yellow lines. The passage to the extension is largely fixed by today’s window or would be quite expensive to move.

The extension will have a basement (as a basement level) and the rectangle under the dining area, kitchen, bathroom, and hallway (including partly dressing room and bathroom) is already basemented today.

The shower is 1x1.65m. I’m not worried that it will be too cramped. Or?

The toilet space ;) is really cramped.

Can you sketch where the basement would be? And, in the wall towards the extension .. it looks like there are 2 window positions there.

Will the basement area under the extension have windows all around? Just a basic idea:
Ground floor:
1 larger room as bedroom and possibly separated dressing area
1 larger room currently used as children's room

Basement:
2 larger rooms, currently guest/office rooms
possibly a smaller bathroom

If a second child comes, initially maybe both children on the ground floor, after some time then child 1 moves to the basement. Later child 2 also moves to the basement and the ground floor children's room is then used as a combined guest/office room.

Then you would have 4 larger rooms, which might be better utilized.

Why are there actually no windows facing west except in the bathroom?

And, will the windows be replaced in general?
