Realistic cost framework?

Hi,

it's not terribly unrealistic.

From my experience, though, I would reckon €385,000-400,000 in your place.

The uncertainties lie in the ancillary construction costs, as already mentioned here. Money disappears faster than you can say "papp."

And extra costs pop up here and there at every stage.

Honestly: Please budget around €400K.

If money remains (I wish that for you), the first garden installations will then be affordable without a slipped disc..... Because €10K for the garden: My watering can empties slower when watering flowers, the mentioned €10,000 vanish so fast...... that you can hear it rushing.

Well. Then finished. With garden. Terrace(s). House border. Driveway. Garage. Development,.....

That comes to about +/- 20k roughly.

You have to see: Just the land (Unna is also well located, not a bargain), 110k.

If money is left over – which I never believe in this case – you could still polish edges with it. But as I said, sure: No edges will be polished.....

PS: With a slight slope, it depends on the soil survey.... quickly the floor slab / support becomes so expensive here that a usable basement wouldn’t be much more expensive. The OP has to clarify that themselves.

PS: When I see how many people around me here have wonderfully lied to themselves and nicely calculated.

There is nothing with a terrace. Nothing with house edging/splash protection (extremely important). No topsoil for 10K euros. And so on.
Money is all gone. Left lying. It will hold. No: IT WILL NOT HOLD. IT WILL BREAK. It breaks quickly.

When I see how I lied to myself about what I had to do with_without_money (ideas, creativity) to still get something reasonable off the ground. As I said: WITH_WITHOUT_MONEY. It takes a toll..... And what is still missing (garden shed, paving driveway, building carport). Well: Nothing existentially important is missing here with me. My house was absolutely finished except for the garden when I moved in. Just money. That is always missing. Even now. Laugh.

I’d rather tell people the truth. It costs as much as it costs. I also have 500 sqm and about 135 sqm, with comparable land prices. I have experienced everything here with the cost increases. Better that someone kicks me in the butt here in the forum in 12 months and says I overestimated by 30K than the other way around.

120K € for the plot... 50K € ancillary building costs including outdoor facilities... 1500€ per sqm makes 187K €. Garage another 12K €. That’s 370K €. If there are 2-3 special requests, it quickly becomes 380K € and more...

At least from EUR 195,000 for the single-family house, plus the known additional services and ancillary building costs.


No, rather not. If the plot itself does not require significant additional foundation costs, EUR 40,000 is generally sufficient.

However, I will never understand how potential builders can base their house construction solely on bare numbers from providers...
