You can replace the civil engineer

Engineering costs surely cannot be negotiated down, as in my opinion they are based on a table. But I don’t know, I’m just guessing. Maybe an answer will come from someone who really knows.

Was at the land registry office yesterday, but the gentlemen left early for the evening. Tomorrow I probably won't find anyone there either. Well, at the latest early next week I will know.

Regarding 1.) and 2.)
This so-called boundary establishment and marking costs a considerable amount. It is calculated based on the extent ("perimeter") of the property plus boundary stones and other cadastral-related work. The prices are listed in the fee schedule for publicly appointed surveyors of your federal state. It’s best to find a publicly appointed surveyor whose office is near the property or get quotes from three surveyors. Despite the apparently fixed fee schedule, they always find ways to offer different prices (even if it’s just rounding from, e.g., EUR 863.50 down to EUR 600...).

3.) It saves money if the surveying team does not have to make too many trips. Discuss the order of the work with the surveyor you trust.

Hey,

I just had contact with someone from the [Katasteramt]. The nice gentleman said that we don’t have to have the stones placed. The property has already been surveyed once and only new stones would need to be placed. That should cost around €1350. We could also look for the points ourselves.
Got another call from the real estate agent who said it won’t be that expensive. Well, he probably knows more than someone from the [Katasteramt].
So now it means waiting for the weekend and hoping that the purchase contract comes during the next week.

Regards Sven

Hey

We can buy the property now.
We will receive a draft contract in the next few days. Should the contract be reviewed beforehand by our own notary/lawyer?
Is the notary present at the signing of the contract obliged to be neutral?
What else should one be careful about to avoid buying a pig in a poke?

Regards Sven

Check for liabilities and building encumbrances -> Is there a building encumbrance registered in the land register? If necessary, have a soil survey conducted before the purchase.

Contract: you have 14 days to thoroughly review it, but you don't have to. The notary is neutral, yes. He will read the contract aloud and answer any questions if necessary.
